Fairfax is a distinctive UK Build-to-Rent development that brings together industrial heritage, contemporary luxury, and community-focused living. Working in collaboration with Day Architecture, Project Furniture Residential translated the scheme’s architectural narrative into a carefully curated interior scheme, creating amenity spaces that feel as welcoming and considered as the residents’ own homes.
The design balances sophistication with comfort, combining tactile fabrics, warm finishes, and a carefully considered colour palette to create a sense of calm and belonging. Subtle metal detailing pays homage to the site’s industrial past, connecting the interiors to Fairfax’s heritage while introducing a contemporary edge. Every furniture piece, fabric, artwork, and accessory was selected to enhance the resident experience, with durability and sustainability underpinning material choices throughout.
Flexibility was central to the design approach. Generous lounge seating and private dining areas encourage social connection, while quiet working pods and soundproof podcast rooms support focused, independent working. A dedicated dog grooming parlour and thoughtfully styled communal areas further reflect the evolving expectations of modern Build-to-Rent living. Loose furniture enables spaces to adapt to a variety of uses, from everyday relaxation to resident events, helping to foster a genuine sense of community.
Alongside the interior design and furniture specification, Project Furniture Residential coordinated bespoke joinery and furniture finishes through collaborative workshops, ensuring a cohesive design language across the amenity spaces. Working with UK and European suppliers supported the aim of reducing delivery-related emissions and packaging, while repairability and ease of maintenance informed selections throughout.
Delivered over a five-week programme, the project encompassed bespoke joinery installation, furniture for communal areas, outdoor terrace furnishing and styling, and the accessories and finishing touches that bring the scheme together. The result is a harmonious balance of heritage, comfort, and contemporary functionality, with thoughtfully designed amenity spaces that do more than make an impression: they give residents room to connect, unwind, and feel at home.
